Property viewing checks
Noise and sound insulation on Costa Blanca South: checks before buying
A practical viewing guide to the sounds around a home and the documents that help you assess them.

At a glance
- Separate outdoor noise, sound from neighbouring homes, impact noise and building equipment. [1]
- Return at a different time and listen in the bedroom and intended work room.
- Check the whole window assembly, including seals, shutter boxes and ventilation details. [1][2]
- Ask for building-specific evidence; a viewing or phone reading is not an acoustic test. [2]
A home that suits a holiday afternoon may feel different during an ordinary working week. When comparing San Miguel de Salinas, Torrevieja and Orihuela Costa, assess the exact building, room layout and your own routine. A short quiet viewing is useful information, but cannot prove long-term comfort or sound insulation. Plan what you want to hear, inspect and ask before committing to a purchase.
Identify the sound before judging the home
Spain’s Technical Building Code treats airborne sound, impact sound, and noise and vibration from building installations as distinct issues. Voices or traffic, footsteps from above and a humming unit do not necessarily have the same transmission path or remedy. [1]
During a viewing, note what you hear, where and under which conditions. Compare the living room, bedroom and terrace separately. A detached house can still receive outdoor noise; an apartment’s experience also depends on its position within the building. Avoid ranking an entire town as quiet or noisy.
Visit the actual address at more than one time
Walk the immediate streets and look for possible sources: traffic, deliveries, nearby businesses, communal entrances and current building work. Check what is next to the bedroom wall and above or below it. For an Orihuela property, establish whether the address is coastal or inland before planning your visits.
If possible, revisit on a weekday and at an evening or weekend time relevant to your routine. Ask about seasonal activity and planned works. A November visit to Torrevieja, Orihuela Costa or San Miguel de Salinas cannot establish what every summer night will sound like; treat unanswered questions as follow-up tasks.
Listen with the windows open and closed
With permission, compare the same room with its windows open and fully closed, then check the closing action and visible condition of seals. Ask about glazing specifications, shutter boxes and air inlets. Official guidance for existing buildings explains that windows and shutter boxes can be weak points in the façade’s sound insulation. [2]
Double glazing alone does not establish the installed assembly’s performance. The code considers windows, shutter boxes and integrated vents together. Ask how the home is intended to be ventilated during normal use; a closed-window demonstration does not describe your experience with an open terrace door. [1]
Check communal areas and operating equipment
Locate the lift, stairs, garage entrance, service shafts and any pool or plant equipment relative to the rooms you would use most. With permission, listen while ordinary equipment operates, including the home’s air conditioning. Record what was running and what could not be checked.
Ask the seller or community administrator about reported noise issues, maintenance and any agreed work. A silent machine that is switched off tells you little about its operation. CENEAM’s household-noise guidance highlights proper installation of air-conditioning equipment and considerate use of noisy appliances. [4]
Request evidence for the specific building
For a new build, request the relevant acoustic specifications and available verification reports, identifying which dwelling, rooms and construction they concern. For a resale, ask about replacement windows, changed flooring and previous acoustic assessments. A show home or a product’s laboratory figure does not establish the performance of another completed dwelling.
The official existing-building guide says precise acoustic performance requires sound-insulation testing. Use phone readings as personal notes, not proof of compliance. An independent acoustics specialist can advise on suitable tests. Applicable requirements depend on the building and intervention; do not assume a renovated resale must meet every current new-build provision. [1][2]
Check the rules and assess improvements before purchase
Request the community’s rules and ask the relevant council about current noise requirements for the address. Torrevieja’s council publishes its noise and vibration ordinance, originally published in October 2021. Do not carry the same timetable or limits over to San Miguel de Salinas or Orihuela without checking their applicable rules. [3]
If a concern affects your decision, seek a technical assessment and a written scope and estimate before relying on improvements. Work on windows may not solve footsteps or equipment vibration. Verdi Estate can help arrange follow-up viewings and request available documents so your shortlist reflects everyday living as well as appearance.
Questions about noise when choosing a home
Does double glazing guarantee a quiet home?
No. The complete window, seals, shutter box, ventilation and other sound paths matter. Ask for specifications and assess the actual rooms. [1][2]
Is a new home automatically quieter than a resale?
Do not assume it. Compare the location, layout, construction evidence and actual conditions. Applicable building requirements and subjective comfort are different questions. [1][2]
Can one viewing or a phone app prove sound insulation?
No. A viewing helps identify concerns. Precise sound-insulation performance requires appropriate testing; a phone reading alone is not that evidence. [2]
