  • Check the building, personal contents and liability cover separately.
  • Compare the community policy with your own proposed cover; do not assume they protect the same things.
  • Disclose seasonal absences and any intended letting before accepting a quotation.
  • Confirm the insured address, limits, exclusions, start date and payment in writing.

Before completing a Costa Blanca South purchase, establish what you want insured and how you will use the home. A permanent residence, a holiday apartment and a property you intend to let need an accurate description when requesting cover. This guide focuses on questions to put to an insurer or authorised intermediary, rather than recommending a product or promising a premium.

Separate rebuilding value from the purchase price

Spanish policies commonly distinguish continente, the building and fixed installations, from contenido, the movable belongings. The Comunidad de Madrid’s consumer guide explains that building valuation is based on reconstruction, rather than the selling price. These general insurance concepts also help frame questions when buying in Alicante province. [1]

Give the insurer accurate property details instead of copying the asking price into the sum insured. List furniture, appliances and higher-value items separately. Ask how fitted kitchens, air conditioning, terrace furniture, garages and storerooms are classified, and what evidence would be needed for a claim. Do not assume every item visible during a viewing is included in either the sale or the policy.

Check what the community actually insures

For an apartment in Torrevieja or a home in a shared development in San Miguel de Salinas, request the current community insurance schedule and relevant conditions through the seller or administrator. Ask which common and private building elements it covers, the limits and excesses, and who handles a claim.

Then ask your insurer to identify gaps or overlaps with your proposed private cover. A statement that the building is insured does not establish cover for your belongings, improvements or personal liability. For a villa in Orihuela Costa, ask specifically about any private pool, boundary walls and outbuildings. These are checks for the individual property, not promises of standard coverage.

Describe holiday use and time away honestly

The Unión de Consumidores de Extremadura advises declaring whether a home is a main residence, a second residence or a rental. It also warns that theft cover for second homes can depend on periods of occupancy. Obtain both the general conditions and the property-specific terms. [2]

Explain the longest absence you expect and whether friends, relatives or paying guests will stay. Ask what the policy requires for locks, alarms, water shut-off or inspection visits, and get the answer in writing. There is no single absence limit this article can safely apply to every contract. A local keyholder may be useful, but does not replace compliance with the agreed conditions. Insurance acceptance does not establish permission to let.

Distinguish everyday damage from extraordinary risks

Ask how the proposed policy treats escape of water, weather damage, theft and liability, including exclusions and excesses. Do not treat every water incident as the same insured event.

The Consorcio de Compensación de Seguros explains that qualifying extraordinary-risk claims require an appropriate policy with premiums paid; compensation depends on the insured property, sums and applicable conditions. It is not automatic protection for an uninsured home or its contents. Ask your insurer to explain the applicable Consorcio cover and surcharge, alongside ordinary cover. [3] Insurance is a separate check from assessing the property’s physical flood exposure.

Prepare a completion-day insurance file

Before signing, compare quotations using the same property details and requested cover. Record the insured parties, full address, declared use, sums insured, excesses, exclusions, assistance contacts and renewal arrangements. Ask your solicitor and insurer to coordinate the required start date with the purchase; do not assume the seller’s arrangements will protect you afterwards.

Keep the accepted policy, payment evidence and a dated contents inventory where you can access them from abroad. Verdi Estate can help request available property and community documents during your search. A qualified insurance professional should confirm the cover appropriate to the home and your intended use.

Insurance questions before completion

Does community insurance cover my furniture?

Do not assume so. Ask for the community policy and have your insurer confirm the private contents cover you need, including any limits for valuable items.

Can I leave my holiday home empty for several months?

Ask the insurer before agreeing the policy. Describe the absence accurately and obtain the applicable occupancy, security and inspection conditions in writing. [2]

Does the Consorcio replace a home insurance policy?

No. Its extraordinary-risk compensation operates within the applicable insurance framework and insured sums; an appropriate policy and payment conditions matter. [3]
