## At a glance

- Use official coverage maps to prepare questions, then confirm service for the exact home with a provider.
- Test the existing fixed connection and your mobile backup inside the intended work room, with permission.
- Check desk space, privacy, noise, sockets and a practical cable route as carefully as the number of bedrooms.
- Record installation arrangements and unresolved questions before relying on a property for remote work.

Can a Costa Blanca South home support your working day? Start with the exact address, a provider's installation confirmation and a test where your desk will stand. A sea view or a town-wide coverage figure cannot answer those questions. These practical checks help you compare homes in Torrevieja, Orihuela Costa and San Miguel de Salinas without assuming that every property has the same connection.

## 1. Start with the address, not the municipality

Spain's ministry provides separate fixed and mobile broadband service maps; the fixed map can be searched by address or cadastral parcel reference. On 21 October 2026, its service-map page labels those layers 2024, while the separate aggregated coverage page labels its municipality-level map 2025. Check the dataset date before treating a coloured area as present-day installation evidence.

Our recommendation is to save the result for each shortlisted address and ask an operator to verify the exact building, entrance and apartment. Municipal coverage is useful background, but it does not establish that a particular home can be connected when you move in.

## 2. Get an installation answer for the actual property

Ask which connection is being offered: fibre to the home, cable or a fixed wireless service. Request written confirmation of availability, the installation process and any work needed inside the property. For a new build, ask about the completed connection rather than accepting a future deployment plan as a live service.

For a resale, ask whether a connection is active and where its termination point and router are located. Confirm a new contract's activation arrangements, total price after promotions, commitment period and equipment obligations directly with the provider. Treat a seller's current bill as useful evidence to investigate, not a promise that the same package transfers to you.

## 3. Test the work room, not just the router

With the owner's permission, run a speed test on the existing service near the router and at the proposed desk. Record download, upload and latency, the time and whether the test used Wi-Fi or a cable. A short test is only a snapshot; it cannot guarantee future performance.

If permitted, try a normal video call or your employer's approved work connection. Ask your IT team what your actual applications require rather than choosing solely by an advertised maximum download speed. Two people taking calls simultaneously may need a different setup from one person mainly writing documents.

## 4. Treat the office as a room you will use daily

Measure space for a proper desk and chair without blocking circulation. Check sockets, a possible wired connection, door closure, video-call background and whether family activities would share the room. Identify any alterations and ask an appropriate installer about feasibility before assuming they are simple.

Look at screen glare, blinds, ventilation and heating or cooling during your intended working hours. Listen with windows open and closed, and request another visit at a relevant time if noise matters. A spare bedroom on a floor plan is a starting point, not a finished office.

## 5. Compare specific homes across the three areas

In Torrevieja, test an apartment's proposed work room and ask about neighbouring activity rather than judging the whole town. In Orihuela Costa, confirm the precise development and address supplied to the operator. In San Miguel de Salinas, distinguish the town address from an outlying property when requesting installation checks.

These are viewing priorities, not a ranking of local connectivity. A quiet impression during one visit does not establish year-round conditions. Ask about nearby planned works and seasonal use, and compare the evidence for each home using the same checklist.

## 6. Plan a secure backup and a clear handover

INCIBE's teleworking guide recommends a secure home connection, avoiding public Wi-Fi and considering mobile data as a fallback. Follow your employer's security policy and test your own mobile service indoors; an outdoor coverage map cannot establish reception at your desk.

Before relying on the home for work, list the primary connection, expected activation, backup option and unresolved installation questions. Check mobile data limits and any seasonal suspension terms with the provider. Ask Verdi Estate to include these priorities in your property search; technical availability remains for the operator to confirm.

## Questions buyers ask

### Does a broadband coverage map guarantee fibre in an apartment?

No. Use the map as a starting point and check its dataset date. Ask a provider to confirm the specific apartment, connection technology and installation arrangements before relying on it.

### Can mobile data be my backup for remote work?

It may be an option, but test your own service in the actual work room and check the package's data limits and your employer's requirements. A map or a phone signal outdoors is not an indoor performance guarantee.

### What should I ask Verdi Estate to include in a viewing?

Explain your work hours, number of people working and need for a separate room. Request time to check desk dimensions, noise, sockets and connectivity with the owner's permission, and identify provider questions that need answering.
