## At a glance

- Distinguish a cycle lane from a street shared with vehicles or a path shared with pedestrians.
- Treat published route lengths separately from the ride between your home and the route.
- Check bicycle access and secure storage during the property viewing, with your own bike dimensions.
- Use current weather warnings, local signs and access information before each ride.

If cycling is part of the life you want in Spain, choose a home around the rides you will actually enjoy. San Miguel de Salinas, Torrevieja and Orihuela Costa offer different starting points, but a route on a map does not establish an easy connection from every property. Match your riding preferences to the approach roads, storage and seasons, rather than relying on a general claim that an area is good for cycling.

## 1. Torrevieja: start with the Vía Verde

Turisme Comunitat Valenciana lists the Vía Verde de Torrevieja at approximately 6.7 km, between Torrevieja and the road towards Los Montesinos. Its visitor information describes use by walkers and cyclists. The published distance is for the route itself; allow separately for your approach and return.

For a home near this greenway, inspect the connection to an actual access point: junctions, crossings and the surface your tyres will encounter. A shared recreational route calls for considerate riding. Its existence does not establish cycling permission on every path around the lagoons.

## 2. Orihuela Costa: understand the mixed network

Orihuela’s official tourist map describes coastal cycling routes using shared streets, cycle lanes and paths shared with pedestrians. These are different riding environments, not a promise of continuous separation from traffic.

When viewing in La Zenia, Playa Flamenca, Cabo Roig, Campoamor or Villamartín, identify which type of connection you would actually use. Check where a lane ends, how junctions work and what local signs permit. Proximity to the seafront does not prove that an entire promenade can be cycled.

## 3. San Miguel de Salinas: assess the climbing

The council’s FITUR report dated 29 January 2025 highlights the Circular a Rebate with the local cycling club and mentions the Rebate mountain pass. That is evidence of a local cycling tradition, rather than a current event announcement or a verified traffic-free itinerary.

If inland rides appeal, investigate the chosen route’s gradients, surfaces and road exposure before selecting a base. Check the climb back to the property as carefully as the outward ride. Ask for a current route description; this guide does not assign a distance to the Rebate circuit.

## 4. Inspect storage as part of the property

A spare corner is useful only if you can get the bicycle there comfortably. Bring the dimensions and weight of your largest bike, including racks or panniers. Check the complete route from the street to its storage position.

For an apartment, confirm the actual storage arrangement and community rules before counting on a communal area. Establish whether any advertised storage room is included in the purchase. For a villa, check secure access and whether you can use the space without blocking normal household circulation.

- Measure doorways, lift openings and tight turns; include any stairs.
- Look for an enclosed, dry place with a suitable locking arrangement.
- Ask where wet or dusty equipment can be cleaned without affecting neighbours.
- For an e-bike, check charging arrangements against the manufacturer’s instructions and building rules.
- Confirm what remains accessible when the home is closed between visits.

## 5. Plan for the seasons you will be here

A winter base and a summer holiday home need different riding plans. For warmer periods, consider shade, water stops and whether an earlier start suits your routine. For shorter days, plan adequate daylight and visibility. Check wind and rain forecasts as well as temperature.

Consult AEMET’s current warnings before riding. After rain or local works, verify access and surface conditions instead of relying on an old downloaded track. If you leave bicycles in Spain between visits, plan maintenance and follow the manufacturer’s storage guidance for any battery.

## 6. Turn your riding preferences into a buying brief

Specify whether you want relaxed leisure rides, road training, gravel or mountain biking. Then compare shortlisted homes using the same questions: Can you join a suitable route comfortably? Does the return suit your ability? Can every household bicycle be stored and retrieved without difficulty?

Tell Verdi Estate your preferred riding style, season of use, bicycle-storage needs and property budget. We can use those preferences to refine a search in Costa Blanca South. Arrange an appropriate route check before committing to a location; proximity alone cannot establish suitability.

## Questions buyers ask

### Which area should a beginner cyclist choose?

Start with a suitable route and a manageable connection from the particular property. Compare surfaces, crossings and the return gradient against your ability. A municipality’s reputation alone cannot establish that a home is a comfortable cycling base.

### Does an advertised cycling route mean there is no vehicle traffic?

No. Establish whether each section is a dedicated lane, a shared path or a road used by vehicles. Check current signs and conditions rather than interpreting a cycling symbol as a guarantee of separation.

### What matters most when buying with an e-bike?

Check the bike’s weight and dimensions against doors, stairs, lifts and the proposed storage area. Confirm secure storage and suitable charging arrangements with the relevant parties, following the manufacturer’s instructions.
